What is Commercial HVAC

Commercial HVAC companies serve the same purpose as residential HVAC companies– to keep the building occupants comfortable with a high-quality 72-degree and 40%-60% humidity environment. It’s used in heating and cooling large properties such as restaurants, hospitals, rental properties, schools, business buildings, and more. It differs from its residential counterpart in capacity, size, and operational complexity.

Heating air occurs through burning fuel such as gas, fuel, or electricity. Cooling air is achieved by extracting hot indoor air and passing it through a refrigerant or water-cooled system while eliminating excess humidity.

A ventilation system uses a fan to introduce outdoor air and passes it through filtration to remove contaminants. It also dispels contaminated air, which helps keep the CO2 levels under 1000 molecules per million. It is crucial in reducing odors, diluting gasses, and preventing respiratory conditions.

How Does a Commercial HVAC System Work?

A commercial HVAC system uses three things to control the climate in your premises – warm or cool air, a distribution method, and controls.

When the thermostat activates heating, burners create combustion gas, which is then transferred to the heat exchanger. The heat exchanger then warms the cool air that passes through. Heat pumps sometimes pull outdoor heat indoors, while air conditioners transfer indoor heat outdoors. A boiler system heats water and passes the hot water through pipes in the ceilings, floors, and walls.

A commercial HVAC system distributes air through ventilation. The fact that warm air cools and cool air rises helps with distribution too. Commercial buildings can have simple, programmable thermostats that send heating and cooling queues throughout the day. They can also have direct digital controls (DDC), which are more complex. DDC is more advanced and allows for more flexibility, reliability, and energy efficiency.

Both simple controls and DDCs enable users to implement temperature setbacks to increase energy savings. Temperature setbacks are periods when no heating or cooling is needed, such as when the building is empty or after a workday.

Common Commercial HVAC Problems to Look Out For

Leaking Refrigerant

This is the most common issue in commercial HVAC systems. Oil around the valves, service ports, and connections shows that your HVAC may be losing refrigerant.

Dirty Condenser Coils

Dirty condenser coils are easy to spot and hinder heat transfer, reducing the cooling efficiency of your system.

Loose Evaporator Belt

A loose evaporator belt reduces the fan’s speed and eventually freezes the coil.

Clogged Drain

Without proper maintenance, slime can build and clog up the drain line. This can lead to stale or moldy air circulating in your home.

Noises

Weird noises can be auditory indications of issues with your commercial HVAC system.

Possible noises include:

  • Vibration from an unbalanced fan.
  • Buzzing or hissing due to a refrigerant leak.
  • Rattling from the blower.
  • Squeaking due to lack of lubrication.

Dirty Filters

A dirty filter cannot allow air to pass through, and the negative air pressure can cause contaminants to circulate in your house. It can also cause the system to work harder to warm and cool the indoor air.
